What's the difference between this and the Deal Analyzer?

The Deal Analyzer is for evaluating a stabilized buy-and-hold deal: NOI, DSCR, IRR. The BRRRR Calculator models the full rehab-to-refi cycle: purchase below market, renovate, refinance out your cash. Does this include ARV estimation?

You input the ARV based on your own comps analysis. The calculator uses your ARV to compute MAO via the 70% rule and to model the cash-out refi. ARV estimation requires local market knowledge that a spreadsheet cannot provide.

Can I model different LTV scenarios?

Yes. The cash-out refi tab shows three LTV scenarios side-by-side (70%, 75%, 80% by default, adjustable) so you can see exactly how LTV affects your cash-left-in-deal.
