How is this different from the BiggerPockets calculator?

The BP calculator covers basics: rent, expenses, cash flow. The Deal Analyzer adds Debt Yield (the metric commercial lenders actually use), sensitivity tables for stress-testing, Lender Solver for reverse-engineering your max price, and a 5-year pro forma with IRR. If your total investment is under $50K, the free BP calculator works fine. Above that, you need these metrics.

Does it work with Google Sheets?

Yes. Open Google Sheets, go to File, Import, and upload the .xlsx. All formulas are standard Excel formulas that Sheets fully supports. No macros, no VBA, no add-ons.
