Questions

How does the Schedule E auto-fill work?

As you log income and expenses in the Monthly Log tab, the Schedule E tab pulls your YTD totals into the exact line items from IRS Form 1040 Schedule E Part I. At year end, you (or your CPA) can transfer the numbers directly to your tax return. It does not file for you — it organizes the data so filing takes 10 minutes instead of an hour.

Can I track more than 3 properties?

The workbook is built for 1-3 properties. If you have more, you can duplicate the Monthly Log tab, but the Summary and Schedule E tabs would need manual adjustment. For 4+ properties, property management software like Stessa or Buildium is a better fit.

Is this a replacement for QuickBooks?

For 1-3 rental properties, yes. QuickBooks costs $30+/month and most of its features are irrelevant for rental tracking. This spreadsheet does exactly what a small landlord needs for $29 once. If you have a larger portfolio or a property management company, QuickBooks or a dedicated PM tool is more appropriate.
